- Call to order - 7:30PM
- Review/approved March minutes: M/S: Frank, Beth
- Treasurer's report - Sonya distributed P & L, balance sheet (to be attached to final minutes)
- April:
- Landscaping at parking lot - $5937.
- Light improvement at mailboxes - $551.
- Within budget
- Books currently with a CPA
- No decision on 2006 taxes; will take some time to determine.
- Dues in arrears: Brian Sells will contact affected residents. Liens can be placed on homeowners not paying HOA dues.
- Committee Reports
- Covenants - two were open
- i. Dog problem
- Dogs got over invisible fence
- Notification letter sent to resident
- Issue resolved.
- Since December
- One parking location is a rental property.
- Warning notice a mailboxes was torn down.
- Letters will be sent to the two residences.
- Storage Unit on Wavy Oak
- Been there four months.
- Resident remodeling basement.
- Action to be taken???
- DRC
- New construction on Lockridge
- Will start in two (2) weeks.
- Survey line issue.
- Need to check records.
- Survey marker was removed.
- Construction was approved, but needs to be readdressed
- Brian Sells will speak with Jim Montgomery.
- Landscape
- True Chem sprayed
- Did walking path in common area, playground, parking lot.
- Cost: $625
- Will repeat in Summer, Fall.
- Cal (mowing)
- Quote - $5870
- Slightly over budget, but will approve.
- Question: Does Cal have a towed implement to remove dead weed stalks? Beth to check
- Drainage problem along walking path; could pave path but would detract from area ambience and would be costly.
- Maintenance
- Lights redone at mailbox
- Parking lot redone, 4/18. Both projects look great!
- Next project - Well

- May not be deep enough? May need to drill deeper
- Water permit needed?
- Bob will talk to Mario and to local builders per above issues.
- Can we use the windmill to pump water? (Nice touch to common area.)
- Old Business
- Brian Freese will generate/update/maintain resident email and master phone lists.
- Welcome committee
- Beth talked to Gerry Major.
- New residents contacted only every 5 months
- Gerry and Barbara Dienes will revive effort.
- Sonya will give Gerry and Barbara new resident addresses.
- Sonya gets notice when new resident moves in.
- Covenants - Official "golden copy" of Wissler covenants resides with El Paso County Clerk
- Will put on website
- New business
- Review of individual water allocation issues.
- Request to review new home plans for garage placement so that it conforms with covenant to not face the road.
- End of month group email to inform neighborhood on:
- Cell phone tower survey/vote to research possible tower location
- Recruit people for neighborhood watch
- New people on committee
- Replacement board member (Tony Gallo is moving.)
- Upcoming meetings.
- Stones around driveway culverts.
